We develop, maintain, and analyze detailed Critical Path Method (CPM) baseline schedules and monthly updates for design and construction projects. We provide proactive risk management, resource optimization, change order tracking, and close collaboration with project teams to ensure timely project delivery. We take proactive approach to project controls, bridging the gap between field progress and contractual scheduling requirements. 

 Breakdown of scheduling services that we provide:  

  Baseline Schedule Development  (CPM)

  • Logic-Driven Networks: Developing comprehensive P6 or MS Project schedules that accurately reflect the construction sequence, not just a list of tasks.
  • WBS Structure: Creating a logical Work Breakdown Structure (WBS) that aligns with cost-loading and project scope.
  • Resource & Cost Loading: Integrating resources (labor, equipment) and costs to create a Time-Phased Budget (S-Curve) for earned value management.
  • Risk Analysis: Incorporating schedule contingency (buffer) based on risk workshops. 

Monthly Updates & Analysis

  • Progress Tracking: Updating actual start/finish dates, percent      complete, and remaining duration.
  • Critical Path Analysis: Identifying the  driving path and analyzing changes to the critical path month-over-month.

Schedule Variance Analysis: Reporting on variances and projecting 

 completion dates.

  • Narrative Reporting: Providing a detailed monthly report explaining schedule slippage, mitigation efforts, and upcoming milestones. 

Proactive Risk Management & Mitigation

  • What-If Analysis: Modeling scenarios (e.g., accelerating trade work, changing delivery methods) to proactively address delays.
  • Constraint Management: Monitoring hard constraints (Must Finish On, Start No Earlier Than) that limit schedule flexibility.
  • Float Management: Identifying high-risk activities with low total float.

Change Order Tracking & Forensic Analysis

  • Impacted Schedule  Analysis: Incorporating change orders (added scope/delays) to determine their impact on the substantial completion date.
  • Delay Analysis Techniques: Utilizing Time Impact Analysis (TIA) or As-Built vs. As-Planned methods to support delay claims. 

Collaboration & Project Delivery

  • Interactive Planning: Engaging with superintendents, PMs, and subcontractors to develop realistic sequences (Pull Planning).
  • Actionable  Reporting: Ensuring the team knows exactly what activities are due in the next 3-6 weeks (Look-ahead schedules). 
    • Conduct monthly site visits to verify progress against the schedule.
    • Prepare and present monthly performance reports to stakeholders. 

Essential Skills:

  • Software: Expert proficiency in Oracle Primavera P6.
  • Methodology: Strong understanding of CPM scheduling techniques, resource loading, and schedule risk analysis [3].
  • Technical Knowledge: Ability to interpret contract drawings and specifications.
  • Communication: Strong reporting and stakeholder management      skills.
